Preparing to build

Stage 3 services focus on developing the planning drawings in more technical detail and bringing in other consultants to the team. This is a very critical and technical time for any project where structural and other considerations take the planning drawings to a very detailed level. Key actions for us at this stage are:

 

  • Commission the engineer;
  • Advise on party wall and other legal requirements;
  • Discussion options for builders with clients;
  • Submit building control and utilities applications;
  • Arrange costing and/or tendering of the project;
  • Develop our design in detail looking at materials and setting out.

 

We will prepare and issue a set of building control drawings to a building control inspector for their input and advice along with a structural design. At this stage, we are focussing our design and experience on junctions where materials meet, the technical detail of the structure and fabric of the building and setting out the spaces so that a builder can accurately cost the work and it can be built well. It’s important to create a pack of information for the client and build team that everyone can refer to throughout the build. If we are managing a contract for our client and a high specification is required then this stage of work will be complex and highly coordinated.
